Our Process
We start by researching markets that meet our criteria (we’re targeting areas with population, employment and median household income growth, and for rentals, we prefer to invest in landlord friendly environments). Then, partnering with local brokers, we identify under-performing or underutilized assets and reposition them with the intent to sell or refinance and hold long-term for cash distributions, appreciation and forced asset depreciation (through cost segregation). A typical buy and hold investment timeframe will range between 5-10 years to maximize tax benefits, operating income improvements, and appreciation. As for new developments, we target 10-24 months.
